1. About the Service

Deal Genius provides property research tools, market data analysis, valuation estimates, investment metrics, deal scoring, rental yield calculations, property sourcing information, and related analytics. The Platform is intended to assist users in identifying potential property investment opportunities.

The Platform does not provide:

• Financial advice
• Investment advice
• Mortgage advice
• Tax advice
• Legal advice
• Surveying services
• Property valuation services

Users must conduct their own due diligence before making any investment decision.

2. Eligibility

You must:

• Be at least 18 years old
• Have legal capacity to enter into contracts
• Use the Platform for lawful purposes

Business users represent that they have authority to bind their organisation.

3. No Investment Advice

The information presented on the Platform is provided for informational and educational purposes only.

Nothing on the Platform constitutes:

• A recommendation to buy, sell or hold property
• Investment advice
• Regulated financial advice under the Financial Services and Markets Act 2000

Any investment decision is made entirely at your own risk. You acknowledge that property values can rise or fall, rental income projections may not materialise, market conditions may change, and forecasts are estimates only.

We make no guarantee regarding profitability, capital growth, rental income, occupancy rates, or return on investment.

Professional advice. Users acknowledge that property investment involves significant risk and should seek advice from suitably qualified solicitors, surveyors, mortgage brokers, accountants, and financial advisers before proceeding with any transaction.

4. Data Accuracy Disclaimer

The Platform may use data from:

• HM Land Registry
• Office for National Statistics
• EPC databases
• Local Authority records
• Planning portals
• Property listing portals
• Third-party data suppliers

Whilst we take reasonable steps to maintain accuracy, we do not guarantee that any data is complete, current, accurate, or error free. Users are responsible for independently verifying all information.

AI-generated insights. Some commentary and analysis on the Platform is generated with the assistance of artificial intelligence. AI-generated insights may contain inaccuracies, omissions, or outdated information and should not be relied upon without independent verification.

5. Property Valuations and Deal Scores

Any valuation, estimate, score, ranking, prediction, yield calculation, or investment rating generated by the Platform:

• Is automated
• Uses algorithms and statistical modelling
• Is provided as an estimate only

Such figures should not be relied upon as a substitute for professional valuation, surveyor reports, financial advice, or independent market analysis.

Deal Score disclaimer. Deal Scores are generated automatically using proprietary algorithms. A high Deal Score does not guarantee profitability, future growth, rental demand, financing availability, or investment success.

6. User Accounts

Users are responsible for maintaining password security, protecting account credentials, and all activity occurring under their account.

You must notify us immediately of any unauthorised access. We may suspend or terminate accounts where misuse is suspected.

7. Subscriptions and Fees

Subscription fees are payable in advance. Unless otherwise stated:

• Fees are non-refundable
• Subscriptions automatically renew
• Cancellation prevents future billing only

We reserve the right to amend pricing upon reasonable notice. VAT will be charged where applicable.

8. Free Trials

We may offer free trials. At the end of the trial period:

• The subscription may automatically convert to a paid plan
• Charges may be applied unless cancelled before renewal

Users are responsible for cancelling before renewal.

9. Acceptable Use

You agree not to:

Data Scraping

• Scrape the Platform
• Harvest data
• Use bots
• Use automated extraction tools

Reverse Engineering

• Copy algorithms
• Replicate deal scoring methods
• Decompile software
• Attempt to discover source code

Commercial Misuse

• Resell data without permission
• Create competing services using our data
• Share account access
• Reproduce, repackage, resell, distribute, or market opportunities sourced from the Platform as commercial deal sourcing services without written permission

10. Intellectual Property

All rights in:

• Software
• Algorithms
• Deal Scores
• Rankings
• Reports
• Databases
• Branding
• Content

remain the exclusive property of the Company. No rights are transferred except those expressly granted under these Terms.

11. API Access

Where API access is provided:

• Rate limits may apply
• Credentials must remain confidential
• Abuse may result in suspension

The Company may modify or withdraw API functionality at any time.

12. Third Party Services

The Platform may contain links to third-party websites and services. We are not responsible for the content, accuracy, security, or availability of third-party services.

13. Limitation of Liability

To the maximum extent permitted by law, the Company shall not be liable for:

Investment Losses

• Property purchase losses
• Failed investments
• Reduced property values
• Rental losses

Business Losses

• Loss of profits
• Loss of revenue
• Loss of opportunity
• Loss of goodwill

Indirect Losses

• Consequential damages
• Special damages
• Economic losses

Our total liability shall not exceed the amount paid by the user during the preceding 12 months.

Nothing excludes liability which cannot legally be excluded under English law.

14. Indemnity

You agree to indemnify the Company against claims arising from your use of the Platform, breach of these Terms, or violation of applicable laws.

15. Termination

We may suspend or terminate access where:

• Terms are breached
• Fraud is suspected
• Misuse occurs
• Payment fails

Upon termination:

• Access ceases immediately
• Historical data may be removed

16. Data Protection

Personal data will be processed in accordance with our Privacy notice and applicable UK GDPR legislation.

17. Changes to the Service

We may:

• Add features
• Remove features
• Modify functionality
• Change pricing

without liability.

18. Force Majeure

We are not liable for delays or failures caused by events beyond our reasonable control including:

• Internet outages
• Cyber attacks
• Government actions
• Natural disasters
• Third-party service failures

19. Governing Law

These Terms are governed by the laws of England and Wales. Any dispute shall be subject to the exclusive jurisdiction of the courts of England and Wales.
